LHR OVERLAY

Proposed Lower Hastings Ranch Zoning Overlay:
Limit the top plate height of the entryways to not exceed one story, and be limited to 10' top plate height or the top plate height of the first story residence, whichever is lower.
Require that the roofline on entryways is an uninterrupted extension of the main rooflines of the existing residence or require that the entryways be located under the roofline of the existing first story.
The height of the second story top plate shall not be higher than the top plate of the existing top story.
Require that the second story be set back 10'-0'' from the existing first story front walls in order to retain the existing roof pitch of the residence.
Modify the current standards to require that the second story be set back 5'-0'' from the first story side walls.
Limit second story additions to 50% of the existing first story.
Require a Conditional Use Permit (CUP) for any two story addition.
Require that first and second story additions be consistent with the character of the existing LHR neighborhood characteristics (e.g. roof slope, roof materials, exterior siding, window pattern, etc.)
Require CUP for a new residence (one or two stories) and require that new construction be consistent with existing LHR neighborhood characteristics.
